Condo Rental Agreement

Thank you for choosing to vacation in beautiful Panama City Beach, Florida.

NO SMOKING, PETS OR GRILLS: Absolutely no smoking inside the condo. Smoking is allowed outside only. No pets. No exceptions. In accordance with fire safety codes, no personal grills are permitted. There are grills located at the resort for your use. 
RESERVATIONS AND CHECK INS: Guest must be at least 25 years of age and staying at the condo the entire time. A credit card will be accepted as your $500 security deposit. The card will be charged if there is excessive cleaning, damage, loss of keys, items missing or damages in the condo. By signing this agreement you agree you will not dispute or cancel the charge of the deposit if deemed necessary by management. Check in is 4 p.m. CST (no early check in) and check out at 10 a.m. CST (no late check outs.) There is a list of check out procedures on the refrigerator to be done prior to check out. Two sets of keys will be placed under the front mat upon your arrival and should be returned there upon your departure with the front door locked. In the event a guest is locked out of the condo, there is a $45 unlock fee that much be collected at time of unlocking. PAYMENT: A credit card hold is required to reserve the condo with full payment due at least 30 days prior to arrival in the form of a cashier's check, money order or credit card. There will be a .05% service charge for use of credit card for payment. There are no refunds for early departure. In the event the property is sold, the rental amount will be returned to the guest.
CANCELATION: A cancelation of 30 days or more all rent funds will be returned. 29-21 days cancelation 75% of rent funds will be returned, 20-14 days 50% of rent funds will be returned, 6 days or less no refund. All cancelations will incur a $45 processing fee and .05% card fee if a credit card was used as the method of payment. In the event there is a hurricane warning issues for Panama City Beach, Florida by the National Weather Service for the dates of your stay, a refund will be issued for the dates of the warning only or the guest may reschedule their stay.
LONG TERM GUEST: Guests staying a month or longer will have an agreed upon allowance towards electric each month. The guests are expected to pay the difference upon receiving the bill. If it is a partial month, the bill will be prorated accordingly.
GOOD NEIGHBOR POLICY: This is a family rental and the guests are expected to abide by noise ordinance regulations. Upon receiving one complaint of noise, debris outside, etc., the guests will receive a warning. The second complaint they will be evicted immediately with no refund of rent and a $500 charge of their security deposit. In the event of an eviction, the guest agrees to abstain from any comments or reviews on any website, social media or forum. Any reservation made under false pretense will be subject to forfeiture of advanced payment and security deposit. Guest is expected to abide by the resort rules, which are posted in the condo, including but not limited to pool and noise rules.
NO LIABILITY: Please adhere to the flag system regarding water conditions. Carolyn Dismuke, Horizon Rentals LLC and any associated family members or businesses are held completely and totally harmless against theft, loss of property, vandalism, accidents, fire, injury, death and any other occurrence during your vacation time in Panama City Beach, Florida.
